The same seven checks on every property

Facts, financials, developer and market, scenarios, risk, data confidence, and a management review. Where we cannot get to an answer we say so, and the opportunity does not go on the list. Parts of this are automated today; the full evaluation engine is in development.

    Title, area, layout, service charge and what the developer has actually built before.

    Financial analysis

    Gross and net yield from comparable lettings, with the void and the charge taken out.

    Developer and market

    Delivery record, current supply in the community, and what is coming.

    Scenario testing

    Downside, base and upside, moving rent, void and exit yield together.

    Risk assessment

    The two or three things that could actually go wrong, named.

    Data confidence

    How many comparables, how recent, how close. Stated, not implied.

    Management review

    A person signs the view. If we would not buy it, we say so.
