The figures

Every figure is an estimate. Each carries the date it was produced on and the basis it rests on: our own evaluation, comparable lettings, or transaction records. A figure can change when its basis changes, and the date beside it says how current it is.

Dollar figures are converted from dirhams at the peg of 3.6725 to the dollar. They are the same figure in a second currency, not a second estimate.

Not an offer

Nothing on this site is an offer, an invitation to invest, investment advice or a forecast of returns. The properties are published to show how we present an evaluation, and the figures beside them show how a figure is dated and qualified. Neither is a recommendation to buy.

Values can fall

Property values and rents can fall as well as rise. A figure produced on one date, on one basis, is no guide to what a property will be worth or earn on another.

The method and the confidence scale

The seven checks describe how we evaluate a property. They are our method, set out at how we evaluate. They are not a guarantee of any outcome.

The confidence beside a figure, limited, moderate or high, describes the evidence behind that figure: how much of it there is, and how directly it bears on the case. It is not a rating of the property and not a measure of risk.
